Roof Replacement in Nicoma Park

When patching no longer makes sense, we tear the old roof off down to the deck and build a new one. Before work starts, we go over shingle and metal choices with you, what each costs over its life and how each stands up to hail and wind.

When a new roof is the right call

A roof replacement means stripping every layer down to the wood decking, fixing any bad decking, then putting on new underlayment, flashing, vents and roofing. It is a bigger job than a repair. We suggest it only when patches keep adding up and the roof as a whole is near the end of its life.

Most of the real decision is what goes on top. Architectural asphalt shingles cover most houses around here and give good value. Class 4 impact-rated shingles cost more but take hail better, and some insurers give a premium break for them, so it is worth asking your agent. Metal lasts longer and handles wind and summer heat well, but it costs more up front and has to be installed right. We lay these out side by side so you choose with the facts in front of you.

If your roof only has a few trouble spots, start with our roof repair page instead.

What goes into your new roof

Down to bare wood

Every old shingle and all the old underlayment come off. Going down to the wood lets us see the decking, and it keeps a second roof's weight off your rafters.

Decking check and replacement

Soft or rotted OSB or plywood gets cut out and replaced. We take photos and tell you how many sheets before it goes on the bill.

Underlayment and leak barrier

Synthetic underlayment covers the whole deck. Valleys, pipe openings and the base of the chimney also get a self-sealing membrane, because those are the spots where ice storms and blowing rain look for a way in.

New flashing and vents

Drip edge, step flashing, pipe boots and ridge or box vents are replaced, not reused. Good attic airflow keeps shingles from baking from underneath in July.

The roofing you pick

Standard architectural shingles, impact-rated shingles or metal panels. Color and profile are your call, and we will bring samples.

Cleanup and nail sweep

We cover shrubs and flower beds, haul off every load of debris and run a magnet over the yard and driveway.

Signs it is time for a new roof

  • Grit collecting in the gutters

Shingles shed their granules as they age. When you see sandy buildup at the downspouts and dark bare spots up top, the asphalt is exposed, and the sun breaks it down quickly.

  • Curling or missing shingles across a slope

One or two missing shingles is a repair. Whole slopes of cupped, cracked or lifted tabs usually are not, because wind keeps catching the loose edges.

  • Leaks in different spots

If you have paid for two or three repairs in a few years and new leaks keep showing up, the roof as a whole is giving out.

  • Sagging or soft areas

If the roofline sags between rafters or the deck flexes when someone steps on it, the wood under the shingles is likely wet or rotted. A patch will not fix that.

  • Widespread hail bruising

Dents and dark spots across most of the roof often mean replacement. Our storm damage repair page covers how we handle that with your insurance claim.

How a replacement job runs

  1. 1

    Inspection and materials talk

We get on the roof, measure it and check the decking from the attic. Then we go over the materials that fit your house and hand you a written estimate with each line spelled out.

  2. 2

    Paperwork and a dry day

If your town requires a roofing permit, we file for it. Then we order your shingles or panels and book a start date when the forecast looks dry.

  3. 3

    Tear-off and dry-in

The crew protects your yard, strips the old roof, replaces bad decking and gets underlayment down the same day. Your home is not left open to the weather overnight.

  4. 4

    New roof goes on

Flashing, vents and the new roofing are installed. Many single-story houses are done in a day or two, while metal and steep roofs take longer.

  5. 5

    Final pass with you

The crew makes one last pass for stray nails and scrap and loads out the trailer. Then we look over the finished roof together, or send you photos if you were at work.

What moves the price of a new roof

No two roofs price out the same. We need to measure yours and check the deck before we give you a number. Here is what drives it, and your written estimate lists each one on its own line.

Size and pitch
More squares of roof means more shingles and more labor. Steep roofs need extra safety gear and go slower.
Shingle or metal
Architectural shingles cost the least, impact-rated shingles more, and metal the most up front. Metal and impact-rated roofs can make up some of that over their life.
Decking condition
We cannot see every bad sheet until the old roof is off. We price replacement decking per sheet so there is no guessing.
Old roofs stacked underneath
Some houses have two or even three roofs piled on top of each other. Every extra one means more hours stripping and more weight hauled to the dump.
Chimneys, skylights and vents
Each one needs its own flashing work. A plain roof with few openings costs less than one cut up with valleys and dormers.

Roof replacement questions

Something not covered here? (405) 451-5185

Can you put new shingles over my old ones?

We do not recommend it. A second layer hides rotten decking, adds weight and holds heat, which shortens the life of the new shingles. Tearing off costs more on the day, but your new roof sits on a deck we have actually looked at and fixed.

Are impact-resistant shingles worth the extra cost?

In hail country they often are. They are built to take hits that would crack a standard shingle. Some insurance companies lower premiums for them, so call your agent and ask before you decide, then we can price both.

Is a metal roof a good fit for my house?

It can be. Metal sheds wind well, reflects summer heat and lasts a long time. The trade-offs are higher upfront cost and louder rain if the attic is not well insulated. We will tell you honestly whether it makes sense for your roof shape and budget.

Will my insurance pay for a new roof?

If storm damage caused the need, your policy may cover some or all of it. We document the damage with photos and measurements and can meet the adjuster on the roof, but the adjuster and your insurer make the call. If the roof is simply old, insurance usually will not pay.

Do I have to stay home while you work?

No. It helps if we can talk with you when the crew pulls up and again at the end walk-through. It gets loud inside, so keep pets in a quiet room and move cars off the driveway before we start.

Should I replace my gutters at the same time?

If they are sagging, leaking or undersized, it is a good time to do it, since the drip edge and fascia are already exposed. See our gutters page for what we install.
