What Moves the Price of a Roof

Two houses the same size can get very different estimates. The roof covering you pick is a big part of it, but not the only part. Here is what we look at before we write a number down.

We get up on your roof before any number goes on paper, and your written estimate breaks each part out on its own line. If tear-off turns up rot or damage nobody could see, we walk you through it and agree on the change before the crew keeps going.

The covering you pick
Standard architectural shingles cost the least to install. Impact-rated shingles cost more up front but stand up better to hail. Standing seam metal costs the most and lasts the longest. We set these side by side so you can weigh price against years.
Roof size and steepness
A bigger roof takes more bundles and more hours. Steep pitches mean harnesses, roof jacks and slower footing for the crew, and that time shows up in the estimate.
What's under the old roof
We can't see the full state of the decking until the old shingles come off. Rotted plywood around chimneys and in valleys is common on older homes. Before work starts, we tell you how any replacement boards will be priced.
Layers to tear off
Some roofs have a second layer of shingles nailed over the first. Two layers take longer to strip and fill more dumpster space.
Flashing, vents and details
Chimneys, skylights, valleys and pipe boots all need flashing done right. Adding attic ventilation, like ridge vent, is often worth it and shows up as its own line.
Permits and timing
Where the city requires a permit, we pull it and the fee goes on the estimate. After a big hail storm, shingle supply can get tight, and that can affect scheduling.

Roof Work for Homes and Businesses

We hold an Oklahoma residential roofing license, an Oklahoma commercial roofing license and an Oklahoma general contractor license, so one company can take your job from tear-off to the last gutter. Most of our days go to roof replacement, roof repair and storm damage repair on houses. We also do roof inspections, gutters, and commercial roof repair and replacement for flat and low-slope buildings. Pick the service that matches your problem, or tell us about it on the phone and we'll help you sort it out.

How a Roof Job Runs

Most house roofs take one to two days once the work starts. Here is the order we follow.

  1. 1

You tell us what's going on

A leak, hail last week, or just an old roof you're worried about. We ask a few questions on the phone and set a time to come look.

  2. 2

We inspect and go over your options

We check the shingles, flashing, decking where we can see it, and the attic. Then we sit down with you and go over which materials make sense for your home and why.

  3. 3

Written estimate and a start date

You get the estimate line by line. Once you say yes, we order the shingles or metal, pull any permit and give you a date.

  4. 4

    Work day and cleanup

We protect the yard, tear off, fix bad decking, then lay underlayment, flashing and the new roof. Each evening we clean up and sweep for nails.

  5. 5

    Final walk-through

We walk the job with you, show you photos of the work, and answer anything left on your mind.

About Nicoma Park Roofing

We're a roofing company that works in Nicoma Park and the towns around it. Our customers are mostly families in ranch-style houses that have been through a few rounds of Oklahoma hail and wind. A lot of what we do is explain things: why one shingle costs more than another, what metal sounds like in a hailstorm, why the flat section over the back porch needs a different covering than the rest of the roof.

We think a roof goes better when the person paying for it understands it. So we skip the sales talk and give you the facts as we see them on your roof. Then we do the work the way we'd want it done on our own house.

Questions We Hear a Lot

Should I go with regular shingles, impact-rated shingles or metal?

It depends on your budget, how long you plan to stay and how much hail worries you. Regular architectural shingles cost the least. Impact-rated shingles hold up better to hail, and some insurers offer a discount for them, so it's worth asking your agent. Metal costs the most but can outlast two shingle roofs.

How do I know if I need a repair or a whole new roof?

We look at the age of the roof, how widespread the damage is and the shape of the decking. A few missing shingles or a bad pipe boot is usually a repair. Brittle shingles all over, heavy granule loss or soft decking in several spots usually means it's time to replace.

Do you help with insurance claims after hail?

We inspect the roof, take photos and write down what we find, so you have something solid to hand your insurance company. We can walk you through how claims usually go and meet the adjuster on the roof if you'd like. We aren't the adjuster, though. Whether the claim is paid is up to your insurer, and we stay out of that part.

How long does a roof replacement take?

Most house roofs take one to two days of work. Bigger roofs, steep pitches, a lot of rotten decking or metal roofing can stretch that. Rain or high wind sometimes moves the start, and when that happens we call you with the new day.

Will a metal roof be loud in hail or heavy rain?

Metal over solid decking and underlayment is a bit louder than shingles, but most people find it much quieter than they expected. The attic space and insulation soak up a lot of the sound. We'll explain how it would go on your house so you know what you're getting before you decide.

Do I need to be home while you work?

No, as long as we can get to the roof and you've moved cars out of the driveway. It does help to be around for the walk-through at the start and the end. Things on the walls inside can rattle from the hammering, so take down anything fragile.

Do you pull permits?

Yes. Where the city requires a permit for roof work, we pull it and include the fee in the estimate. We also handle scheduling any inspection that goes with it.

How We Work on Your Roof

We'd rather spend ten extra minutes explaining a shingle than sell you the wrong one. Here is what that looks like on a real job.

Licensed for the work we take on

We carry an Oklahoma residential roofing license, an Oklahoma commercial roofing license and an Oklahoma general contractor license. That covers a house roof, a shop roof or a job that reaches down into the decking and framing.

Every option on the table

Architectural shingles, impact-rated shingles, standing seam metal and, for low-slope sections, membrane roofing. We tell you what each one costs to put on, how it handles hail and summer heat, and how long it tends to last. Then you choose.

We show you what we found

We take photos up top and in the attic when we can get in. You see the soft decking, the cracked pipe boot or the lifted tabs yourself, not just our word for it.

Patch or new roof, said plainly

Some roofs have good years left and only need a fix around a vent or in a valley. Others are worn through, and a patch just pushes the bill down the road. We tell you which kind you have and show you why.

The ground under the roof protected

Flower beds and the outdoor AC unit get tarped before the first shingle comes off. When there's room, the dumpster sits on plywood, and at day's end a rolling magnet goes over the grass and driveway to pick up stray nails.

Not Sure Which Roof Is Right for Your Home

Give us a ring and describe the leak, the hail or just the age of your roof. We'll come look, then lay out the shingle and metal choices that fit your house and your budget.
